Job Description

We are seeking to employ a reliable and experienced Senior Quantity Surveyor to join our dynamic team. The purpose of the position is to accurately cost all projects ensure that projects are completed within budget and the management of junior quantity surveyors. The ideal candidate should have at at least 10 years of experience as a construction QS.

Duties & Responsibilities

Tender for projects

  • Determine which subcontractors are best placed to tender for the various aspects of the project. Discuss with Buyer for further action on requesting tenders.
  • Determine material specifications for the project. Hand these specifications to the Buyer to negotiate prices with suppliers for the tender.
  • Compile and submit competitive tenders

Management of awarded tenders

  • Once a tender has been awarded the Quantity Surveyor is responsible for the following:

Costing of Contract Variations

  • Cost any variations to the original scope of work and adjust budget accordingly
  • Document these variations and changes to budget as well as any site instructions and submit to client for signature
  • Communicate variations to the project team

Appointment of subcontractors

  • Together with CEO identify and make final decision regarding appointment of those subcontractors whose tenders fall within the final budget
  • Ensure that JBCC contracts are in place and that all documents relating to the appointment are signed before any payments are made to any given subcontractor
  • Communicate the specifics of the contracts (e.g. payment terms contract period penalties) to Contracts Manager and Financial Administrator

Ongoing cost management of project (40%)

  • Conduct fortnightly sitevisits to evaluate the measurement of work done in order to give final approval of the subcontractor payments as determined by the Construction Manager
  • Monitor profits and losses on an ongoing basis. This includes:
  • Negotiating savings with subcontractors
  • Liaising with Buyer to negotiate savings on materials
  • Facilitate positive cash flow by preparing monthly interim claims for each project based on progress made for each project
  • Liaise with Financial Administrator to monitor payment of debtors and creditors
  • Prepare monthly cost report and forecast final values for cost and completion dates by the 7th working day of a month
  • Ensure prompt compilation and agreement of final accounts and arrange stepdown reviews on completed projects

Manage construction guarantees (5%)

  • Monitor and provide monthly reports on
  • Project completion dates or postponed project completion dates
  • Variable construction guarantees renewal/expiring dates
  • Works and final completion certificates

Desired Experience & Qualification

Experience:

  • At least 10 years of experience as a construction QS.

Technical knowledge and skills

  • MS Office skills (Outlook Excel Word Powerpoint) working knowledge of MS Projects advantageous
  • Construction cost management program knowledge (Candy & Build Smart)
  • Knowledge of legislation and regulations that impact various construction projects
  • Knowledge of various forms of building contracts and requirements (JBCC NEC FIDIC GCC)

Coordination:Collaborating with project managers, engineers, and other stakeholders to ensure that all aspects of the project are aligned with the schedule. Monitoring Progress:Tracking the progress of the project against the schedule and identifying any potential delays. Adjusting Schedules:Making necessary adjustments to the schedule to accommodate changes in project scope, resources, or timelines. Resource Allocation:Ensuring that resources are allocated efficiently to meet project deadlines. Requirements 2+ year experience with scheduling of construction projects Clear criminal record Honest, commited and driven Availible ASAP
