Property Maintenance

Basic maintenance and repair tasks on buildings apartment units grounds and equipment. Must demonstrate through performance knowledge of basic carpentry painting electrical and grounds maintenance.

Job Function:

1. With supervision performs a wide range of building repairs and maintenance functions frequently calling for physical exertion.

2. Repairs plumbing fixtures such as toilets sinks drains valves and controls repairs pipes and replaces and repairs faucet.

3. Digs ditches and holes to uncover leaks and once found repairs leaks to pipe and valves.

4. Performs minor repair work on refrigerators.

5. Repairs or replaces electrical switches outlets lighting fixtures etc.

6. Repairs windows doors door frames kitchen cabinets locks etc.

7. Repairs drywall and paints or touches up units as necessary.

8. Checks for hidden damages of units.

9. Cleans walls window frames and baseboards.

10. Installs reseals ceramic floor and wall tiles. Cleans grout and replaces baseboards as necessary.

11. Specifies materials supplies and equipment for own purposes and others working on team.

12. WILL lift heavy objects.

13. Uses a wide range of hand tools and equipment such as drills hammers pliers screw drivers electrical tester hand and power saws cutters plungers threaders wire brushes etc.

14. Moves supplies furniture and equipment.

15. Loads and unloads trucks.

16. Test smoke detectors and replace batteries.

17. Replaces broken glass and windows.

18. Cleans units following the moveout of a family and cleans units in preparation for leasing.

19. Mows grass edges and blows sidewalks and driveways trims bushes and trees chops trees and removes stumps moving snow rakes and bag leaves plants flowers bushes and trees picks up trash and provides other related services.

20. Sweeps streets and cleans sewers and street drains.

21. Clean tools and equipment.

22. Performs all job functions in a safe manner.

23. Performs other related duties assigned.

Must Possess a valid Mississippi Driver s License

Ability to be continually insured under the Authority s automobile insurance policy.
