Job Description

A residentialled mixeduse real estate development company is hiring for a Head of Commercial.

The Head of Commercial / Commercial Director is responsible for the successful delivery of complex development projects from inception to completion. This role involves managing commercial aspects internal and external teams methodology procurement and budgets supporting the internal Construction team.

The role entails:

  1. Leadership qualities:

    • Provide leadership and mentorship to direct reports ensuring delivery of results.
    • Serve as an escalation point for complex issues.
    • Ensure adequate support and removal of obstacles for direct reports.
    • Promote a collaborative working environment across the project and broader company teams.
  2. Safety:

    • Adhere to and promote the Group s health and safety standards and Incident and Injury Free (IIF) policy.
    • Conduct regular safety inspections and signingoff on audits and feedback to the supply chain.
  3. Product Definition/Development Brief:

    • Assist in developing the Project Business Plan.
    • Finalise Product Control Documents.
    • Oversee selection briefing and appointment of design consultants.
    • Manage commercial aspects of design development through meetings and workshops.
  4. Project Management:

    • Monitor the project master program in respect to financial and delivery deadlines.
    • Prepare design and construction estimates.
    • Help prepare and update project viability appraisals throughout the project lifecycle.
    • Attend and chair progress meetings.
  5. Build Programme:

    • Monitor and review building programs with Project and Site Managers.
    • Liaise with development and sales teams to ensure resource adequacy and optimise revenue generation.
    • Ensure quality control and standards of build through inspections and adherence to Building Warranty requirements.
  6. Build Costs:

    • Manage commercial aspects of multiple projects including budgeting cost control and financial reporting.
    • Conduct quantity surveying cost estimation and risk assessments.
    • Collaborate on project forecasting and financial planning.
    • Negotiate contracts and manage project budgets to meet financial goals.
    • Establish and maintain strong relationships with stakeholders.
    • Oversee the resolution of commercial disputes and ensure site costs are controlled within budget.
    • Review cost overruns and variations working with consultants to achieve the best commercial outcomes.
  7. Stakeholder Consultation:

    • Prepare regular progress reports and present updates as needed.
    • Ensure funding covenants are met during project planning and execution stages.
  8. General Development Commercial and Administration Management:

    • Assist in developing and managing a development program consistent with the business plan.
    • Prepare inputs for Project Viability Appraisals and monitor project costs.
    • Liaise with the Finance Manager on financial reporting issues.
    • Prepare and present reports for various management and review meetings.
  9. Development Strategy & Schedule:

    • Contribute to preparing consistent Development Briefs and establishing project strategies and schedules.
    • Ensure development schedules meet planning leasing tenant and funding requirements.
  10. Contract Management:

    • Proficient in JCT D&B Contracts.
    • Ensure timely preparation and rigorous management of contracts.
    • Oversee contract documentation and execution of contractual obligations.
  11. Technology Innovation and Sustainability:

    • Proficient in using Excel models cost control software and BlueBeam Software for project scope measurement.
    • Develop and maintain CVRs in coordination with the Group s Investment Manager and Employer s Agent.

Qualifications and Skills

  • Bachelor s degree in Quantity Surveying Commercial Management or a related field.
  • Proven experience as a Senior Quantity Surveyor or Commercial Manager within the surface protection or related industry.
  • Strong knowledge of quantity surveying cost control and contract management principles.
  • Excellent negotiation communication and interpersonal skills.
  • Ability to work effectively in a fastpaced dynamic environment.
  • Proficient in relevant software tools and applications.
