Responsibilities and Duties:
1. P&L Ownership
2. Development Management Manage the overall lifecycle of the project starting from land acquisition to handover; to preserve & enhance the project profitability and returns basis the Business Plan for the project with respect to Sales; Collection; Construction Milestones; PAT/ Profit Pool Protection for the projects; NPS
3. Leading and driving all the functions in the project Design Liaison Sales CRM Finance Operations to Handover team.
4. Integrated Financial Modelling Preparation & detail tracking of the Integrated Financial Model for the project; Preparation & Adherence of.
5. Annual Operating Plan by factoring in project timelines approvals construction plan sales & collections and monthly monitoring of the same;
6. Stakeholder management: Work with Cross functional teams at HO RO Site & Consultants to meet day to day business objectives.
7. Flagging & resolving risks to project returns to ensure that the project is delivered within timeline and budget.
8. Lead the Project Registration in MahaRERA before the launch of a project; Managing the compliances with respect to MahaRERA.
9. Preparation of detailed feasibility report and cash outflow statement for projects and periodic review of the same.
10. Finalization of the Budget in a project for entire Financial Year Preparation and its quarterly review.
11. Coordination with the consultants and site for the timely delivery of all the Building and Infrastructure Drawings/BOQ/BOM for smooth functioning of the projects.
12. Person should have experience in Luxury real estate have finance background and actual hands on experience on Site operations.
