Commercial Manager

Reports to: Founder and Managing Director

Location: Butleigh Somerset

Contract: Fulltime permanent

Salary: Competitive

Galion Limited is a leading BCorp Certified construction and development company with offices near Butleigh Somerset. We specialise in the construction of highquality architect designed homes in rural locations. With a primary mission to avoid the mundane and embrace the unique the Galion team ensures that every home is designed to fit and complement the environment working closely with design and technical professionals.

The role:

We are looking to recruit a Commercial Manager to join our growing awardwinning team. Reporting directly into the Founder and Managing Director you will be responsible for the daytoday Commercial Management function for assigned contracts and developments.

As Commercial Manager you will play a crucial role in ensuring the successful financial and contractual management of multiple development projects from initial site appraisals through to construction and completion.

The key responsibilities of the role are:

  • Land Feasibility and Acquisition: Efficiently handle the process from assessing land acquisitions securing funding agreements obtaining valuations creating contracts and managing preconstruction budgets to resolving any escalated contractual challenges.
  • Development Appraisals: Provide detailed appraisals that inform development site bids and funding requirements comprehensively.
  • Cost Management: Efficiently manage project costs including budgeting forecasting and financial reporting.
  • Contract Administration: Administer contracts diligently ensuring compliance and minimising risks.
  • Affordable Housing Contracts: develop and maintain contracts relating to affordable housing.
  • Quantity Surveying & Procurement: Set and manage development budgets and procedures related to procurement and commercial.
  • Staff Management: Effectively manage the Quantity Surveying and Buying team to ensure seamless operations.
  • Value Engineering: Identify opportunities for value engineering and costsaving measures without compromising quality.
  • Financial Reporting: Deliver accurate and timely financial reports to senior management ensuring transparency.
  • Risk Management: Proactively identify and manage project risks implementing necessary mitigation strategies.
  • Client Relations: Cultivate and sustain positive relationships with clients and stakeholders fostering a collaborative environment.

Experience required:

The ideal candidate will have a strong background in quantity surveying with a focus on new build construction projects and ideally will have worked with external finance providers.

The successful candidate will hold a Degree/HND in Quantity Surveying or a related field. Membership in a professional body such as RICS/CIOB is desirable.

You will have strong analytical negotiation and communication skills. Your ability to manage a team work collaboratively with colleagues and coordinate with stakeholders is crucial.
